Common maintenance problems
Some common maintenance problems can be easily fixed without calling out a professional and incurring a cost.
The suggestions below may help you with simple maintenance solutions. However, if you cannot fix the issue or the issue continues, fill out the maintenance request form.
Power and electrical
Power outage
Find the cause of the outage
- Call your energy provider to check if there is a power outage in your area.
- If you have Wi-Fi, you can also look on the SA Power Networks website.
If there is no outage in your area, check your meter box to see if the circuit breaker has tripped.
If your circuit breaker has tripped, you may need to perform an isolation test.
Performing an isolation test
This test helps you to find which appliance is causing a short circuit.
- Switch off and unplug the appliance you think might be faulty.
- Reset the safety switch.
- Retest one at a time until you find the faulty appliance.
Submit a maintenance form
If this doesn’t work, complete a maintenance request form.
No lights
Check to see if the light circuit breakers in the power box have tripped. You can reset them by turning them off and on again.
If any light bulbs are blown, replace them.
Oven or cook top not working
You can often find oven manuals and troubleshooting guides on the oven manufacturer’s website.
Electric ovens and cook tops
Make sure the oven is plugged into the power point and switched on.
Check the power box outside to make sure the Residual Current Device has not tripped.
If your oven has a clock, you may need to set the clock before the oven will work.
Gas cook tops
Check that:
- your gas is turned on at the meter
- you have gas in the gas bottles.
If the gas igniter is not working, the batteries may have gone flat in the battery pack.
- If the battery pack is accessible, replace the batteries. The battery pack could be next to the unit or in a cupboard nearby.
- If the battery pack is hardwired, submit the request form and we will arrange for a contractor to attend.
Gas leak concerns
- If you are concerned about a gas leak, turn off the gas valve underneath the cook top immediately.
- Submit the maintenance request form and we will arrange for a contractor to attend.
Air conditioner is leaking or not working
If your air conditioner is leaking, make sure you set the temperature at 22 to 23 degrees. If the air conditioner is set to a lower temperature the compressor will run continuously and cause the indoor coil to ice up and leak.
Check that filters are clean.
Check the power box to make sure the Residual Current Device has not tripped. You may need to replace the batteries in the remote control.
Garage remote not working
Try changing the batteries in the remote first.
You can often find garage door manuals and troubleshooting guides on the manufacturer’s website.
Plumbing and water
Water pipe burst
- If it is safe to do so, turn the water off at the mains.
- Submit a maintenance request form and a contractor will attend the property.
No water
Check if the water has been turned off at the mains.
If the water main is turned on, check with your local water provider to ensure there is no water outage in the area.
Blocked shower or toilet
Check with your local council to see if drainage work is being carried out in the area.
If not, submit the maintenance request form and a contractor will attend. If you don’t have a second toilet or shower, the request will be actioned as an emergency.
Hot water system not working
Check for leaks
Check to see if your hot water system is leaking from the unit. It is normal for the overflow valve to be leaking slightly.
If water is running out of the unit, submit a maintenance request form.
Gas hot water systems
If you have just moved to the property, make sure the gas has been connected.
The pilot light may have gone out. Instructions on how to reignite the pilot light are on the back of the small cover plate at the base of the unit.
Electric hot water systems
If you are running out of hot water, you may be using an ‘off-peak’ service. These hot water systems heat up overnight only, so sometimes you may run out of hot water by the evening.
Your electricity provider may be able to add a day-time heating cycle to make sure you have hot water at night. However, this would be at your own cost.
Solar hot water systems
If you have a solar hot water system, make sure the booster is on, especially if the weather has been overcast .

Other
Television reception
Check that all cables are connected and the television is tuned correctly.
